Smooth Property Management – Hands-off income for landlords
// the brief

What the site had to do

The brief

Smooth Property Management lets and manages HMO properties (houses let room by room) in Portsmouth, UK. The website speaks to two audiences that want different things: a landlord is after guaranteed rent and zero admin, a tenant after a good room in a properly kept house. On top of that, UK law requires a letting agent to publish its fees, its redress scheme and its client money protection.

What we built

The home page splits the two audiences right below the opening screen – “I am a landlord” and “I am a tenant” lead to separate pages with their own language and their own arguments.

The call to action, however, is the same everywhere: a free rent valuation for the property. The FAQ answers both groups upfront, and /fees carries the legally required disclosure without mixing it into the sales copy.

// the reasoning

What we chose and why

  1. Two paths from the first screen

    A landlord and a tenant want different things and read different copy. Right below the headline the site asks which one you are, and speaks only to you from there on.

  2. One call to action across the whole site

    The free rent valuation sits in the menu, in the opening screen and in the footer of every page. There is no second, competing button.

  3. The required disclosure gets its own page

    UK law asks agents to publish a fee schedule, a redress scheme and client money protection. They live on /fees rather than scattered through the sales copy.

  4. Cookie consent by category

    Necessary, analytics and marketing separately, with a “Cookie settings” link in the footer so the choice can be changed at any time.
